    Target, New Retail, and the Highway 29 Corridor: Georgetown's Next Growth Phase

    A 148,000 square foot Target, new retail centers, and a serious look at Highway 29 capacity are reshaping the western Georgetown corridor. Here is the buyer's read.

    Retail Follows Rooftops

    The stretch of Highway 29 running west from Georgetown toward Liberty Hill has absorbed one of the fastest housing build-outs in Texas over the past five years. Retail is now catching up, and it is arriving in large format rather than in strip-center increments.

    The Target at 183 and 29

    A Target of approximately 148,000 square feet is under construction at the southeast quadrant of US 183 and SH 29, in the same Seward Junction node as the recently opened Costco. State permit filings place the project at roughly $22 million, with construction started in mid-2025. Original guidance pointed to a summer 2026 opening, and more recent reporting indicates supply-chain delays have pushed the date toward fall 2026. Treat the opening window as fluid until the store confirms it.

    Notably, the store is being built at a footprint well above the chain's typical suburban format, which is another signal about how the retailer reads long-term population growth in this corridor.

    The Supporting Cast

    Additional retail is filing alongside the anchors, including a smaller multi-tenant center on Highway 183 with a 2026 completion target. Nationally, this is a predictable sequence: two big-box anchors land, then quick-service restaurants, banks, urgent care, fitness, and specialty retail fill the surrounding pads over the following twenty-four to thirty-six months.

    Roads, Schools, and Medical

    Three other threads matter to anyone underwriting a purchase here.

    Roads: Williamson County and TxDOT are working on both near-term congestion relief and a larger capacity solution for SH 29 between Georgetown and Liberty Hill, and the county has been acquiring right of way along the corridor. Separately, the SH 29 bypass work on the county's Corridor C alignment continues.

    Schools: Liberty Hill ISD is opening several new campuses across the 2026 and 2027 school years, including a second high school, and has already adopted new attendance boundaries. Georgetown ISD, by contrast, pushed the opening of two planned campuses from 2026 to 2027, citing slower enrollment growth and budget conditions. Buyers with school-age children should verify current zoning at contract, not at showing.

    Medical: St. David's Georgetown Hospital completed a multi-million dollar expansion adding a new operating room built for robotic surgery, and a medical office park is planned nearby. For the empty-nester and retiree segment that drives a meaningful share of Cimarron Hills demand, proximity to expanding care is not a footnote.

    The Honest Assessment

    Growth of this pace creates both value and friction. Property values in established, supply-constrained communities generally benefit. Commutes and errand routes get busier. Cimarron Hills is positioned well on both counts because the community itself cannot expand, the amenity base is internal and private, and the new convenience is close enough to use without being close enough to intrude.
